A. Primary Function

Under the direction of the Maintenance Operations Manager, plan coordinate and manage a comprehensive custodial care program for buildings owned and operated by the district Plan and present in service training programs, evaluate and test custodial products and equipment, train and supervise the performance of assigned staff assist and advise site administrators with regard to interior and exterior cleaning of the site and personnel issues.

Organizational Relationships

Directly responsible to the Director of Maintenance & Operations and the K-12 Maintenance & Operations Manager. Directly responsible for assigned district custodial personnel.

Essential Job Functions

  • Supervise and direct custodial personnel to perform general cleaning and restoration of district sites.
  • Train and supervise the performance of assigned personnel, recommend transfers and reassignment, conduct interviews, and hire employees.
  • Conduct performance evaluations; recommend disciplinary actions and record a variety of records and reports related to assigned activities and personnel.
  • Confer with Human Resources to resolve issues, conflicts and exchange information.
  • Communicate with site administrators and manager regarding the cleaning of assigned district sites.
  • Prepare and adjust schedules to fit the needs of the site. Communicate with administrators, personnel and outside organizations to coordinate activities, facilities use and set up.
  • Supervise the moving and arranging of furniture and equipment for special events and meetings.
  • Plan and coordinate district cleaning schedules, establish and develop cleaning procedures, determine needed equipment, supplies and tools according to established procedures.
  • Develop and conduct a variety of informational and instructional meetings and programs to assure safe and proper work practices, cleanliness and appearance;
  • Conduct in service programs for the proper operation and maintenance of custodial equipment
  • Develop and conduct staff orientations and trainings for new personnel.
  • Inspect completed work by custodial staff for compliance with instruction and established cleaning standards.
  • Holds a valid California driver’s license to drive a district vehicle to visit work sites to conduct site inspections
  • Communicate maintenance needs and process work orders for general repairs.
  • Report safety/fire hazards to appropriate authorities.
  • Coordinate the requisitioning and purchase of custodial supplies and equipment
  • Assist in the preparation and development of the departmental budget; control and authorize expenditures.
  • Operate and maintain a variety of custodial equipment and tools.
  • Operate a computer, phone and two way radios. Make minor repairs to custodial equipment.
  • Assure security of district facilities during assigned hours, lock gates, doors windows, monitor facilities for vandalism and respond to emergency calls after hours as assigned.
  • Attend, facilitate and participate in custodial staff meetings as directed.
  • Perform related duties as required.

  • Materials, chemicals, tools and ancillary products used in custodial work.
  • Modern cleaning methods including floor care, restroom, carpet, hard surfaces, fixtures and wall systems.
  • Principles and practices of supervision and training.
  • Safe practices and work methods related to custodial activities.
  • Proper lifting techniques and the use of personal protective equipment.
  • Proper methods of preventive maintenance on custodial related equipment.
  • Proper methods of storing equipment, chemicals, materials and supplies.
  • Applicable rules, guidelines and regulations related to assigned activities.
  • Inventory methods and organization skills.
  • Oral and written communication skills.
  • Budgeting principles and practices.
  • Interpersonal skills using tact, patience and courtesy, and professionalism.
  • Office equipment including operation of a computer and assigned software.

  • Maintain proper documentation of custodial related activities.
  • Schedule, coordinate, assign and inspect the general cleaning of district assigned sites.
  • Train, supervise and evaluate assigned custodial personnel.
  • Prepare written performance evaluations, conduct annual performance reviews.
  • Communicate with administrators and management regarding the cleaning and care of assigned district sites.
  • Prioritize work, meet schedules and timelines.
  • Requisition and distribute custodial supplies and equipment.
  • Operate and maintain tools and equipment.
  • Inspect and assure the security of facilities.
  • Use various cleaning methods and materials.
  • Perform minor non-technical repairs.
  • Report safety concerns and the need for maintenance and repair.
  • Work independently with little direction.
  • Walk or stand for extended period of time.
  • Move hands, fingers to operate a variety of tools.
  • Reach overhead, above the shoulders and horizontally.
  • Bend at the waist, kneel or crouch.
  • Use proper lifting techniques.
  • Climb ladders to perform cleaning and minor maintenance.

Education and Experience:

Any combination equivalent to: graduation from high school and five years of increasing responsibility in custodial work including three years serving in a supervisory or management capacity.

Qualifications:

  • Must have a valid California driver’s license.
  • Must provide a clean DMV record.
